Up Front Fees - Any funds/moneys paid in advance are non refundable. This option requires an up front fee of $500.00 and $750.00 at
close
. The Selling Broker will receive a 3% brokerage fee and the Listing Broker will receive $750.00 at close. If listing agent is also selling agent
the total commission is $1250.00 including the $500.00 fee paid in advance.

Seller Advertising - Seller has the option for additional advertising and marketing at seller’s expense. (See bottom of this page for more details)

Open Houses  -Seller may hold there own open house, however, they must inform listing agent of date and time 7 days in advance. Any and all
potential buyers must be referred to listing agent. If seller wishes to have listing agent execute an open house the time and date must be at a
mutually agreed upon with seller and listing agent. In addition, a maximum length of an open house is to be 1 hour. The cost of an open house is
free, however if seller wishes to have the home advertised in the Grand Rapids Press a fee of $100.00 is to be paid 10 days in advance payable to
Doug Baird.  All open houses will be advertised on Craig's list and on the MLS. No more than one open house per month is permitted. If the property
is vacant, seller agrees to provide and place seating and a table in home prior to the open house. The property to be held open must be with in a 15
mile radius to listing agents home office.

Removing Property From The Market - Seller may remove there home from the market at any time for a fee of $150.00. The listing contract will
not be terminated. The property listing status will be changed from active to withdrawn and will no longer show as active on the G.R.A.R. M.L.S. The
end date stated on listing contract will not be accelerated and if home is sold after the property was withdrawn and during original listing dates the
original commission stated on listing contract will be owed to listing broker.

Listing Length - A minimum listing period time of 3 months will is required and a maximum of 1 year.  If seller wishes to list the property after the first
12 months, seller must sign a new listing contract. Any fees pay on the original contract will not be applied to the new contract.

Short Sales  -These terms will not apply to any sales requiring a short sale. If sale results into a short sale the commission is to be 6%. (Any money
paid in advance will not be credited to seller.)

Key Box - A key box will be installed, a Grand Rapids Realty For Sale Sign will be placed on seller’s property, the property will be listed on the MLS
and placed on the Internet with interior and exterior photos. Seller(s) may provide there own photos. However, if they prefer, the listing agent will take
up to 23 photos at no charge to seller.

Professional Council - Listing agent will provide professional counsel from list date to close date, attend the closing, negotiate on seller’s behalf
and review all closing documents.

Agent Showings - All showings will be scheduled through the listing office.

List Price - Seller is to choose the list initial list price. However listing agent will provide a competitive market analyze (CMA) with comparable
properties sales in the seller’s area with in 7 days of list date. This is to provide the seller(s) with a range of prices on which to base the list price.
This service will be provided once the home is listed with Grand Rapids Realty/Doug Baird. Seller may reduce the price of the property at any time
and as many times during the listing contract dates.   Listing price is never to be increased from the original list price. Seller may reduce the sale
price during the at any time during the  listing period.                                        

Listing Comments - Listing agent understands that a seller knows there property better than anyone and that there are special things about there
property that should stand should be mentioned on the listing card. Seller may write the listing comments for the listing card as long as they are with
in the guide lines of GRAR MLS and may be subject to length and listing agent’s approval. If seller chooses to do so, comments must be completed
and provided to listing agent with in 24 hours of the date the listing contract is signed. If seller fails to do so or chooses not to write the listing
comments the listing agent will complete the write up for the listing card at no charge. However no changes will be made once the listing is submitted.

Communication  -Seller agrees to use E-mail, fax and phone communication as much as possible.

Legal Council  -Seller has the right and has been advised to seek legal council regarding and all documents regarding the listing and sale of said
property.

Closing Location - Seller agrees to use and close at Chicago Title.

Multiple MLS Listings - Properties listed on any other MLS System not posted on the list above will require an additional $100.00 fee payable at time of listing.

Seller May Expire The Home From The Market - At any time the seller may remove the home from the market for a fee of $100.00

Why being listed in MLS is so important

MLS stands for "Multiple Listing Service", and IS "the real estate market".

Over 99% of all residential owner occupied properties sold in West Michigan US are as a result of MLS listing exposure.

Being listed in MLS means all the local Realtors can find your home in their MLS database.  Realtors typically use ONLY "MLS".

Buyers can find your home on thousands of public MLS websites, where they are most likely to be searching for a house.

MLS listed properties (for sale by owner or not) sell substantially faster and for substantially more than not MLS listed "fsbo" properties
Why you need a Realtor to list your home in MLS
Only a licensed real estate broker who belongs to the MLS and pays the MLS dues and fees is able to list a property. An individual can't simply post an "ad" in MLS,
like placing an ad in a newspaper. The real estate broker is also responsible for the accuracy of the listing, and keeping it current. For example, the broker can lose
his or her MLS membership or pay heavy fines if a property is under contract or sold, but still listed as "Active" in MLS.

I will meet with you to list your property, provide you with seller representation in the event of a sale, advertise your property
on  Realtor.com as well as 15 other web sites, post  your listing on 19 MLS Boards, scheduling all of your showing and
provide feedback when possible, install a Real Estate “For Sale Sign”, provide a Key Box if you require one, take up to 24
pictures and post them on the MLS, provide you with a CMA and net sheet,  provide you with a closing statement prior to
close and attend the closing. I am also available for questions any time during the listing period.

My business approach and how I make this system work.

My intent is whenever I visit a property to discuss listing it is to list it at that time. To keep my cost low, I must work smart. I do not evaluate the price of
a property until I have the property listed and if the seller chooses a flat fee program, the money must be paid in advance. Once I have the home
listed on the MLS, I will provide a CMA, a net sheet and an opinion on it's value. You the seller will be responsible for choosing the initial list price.

The reason I approach my business this way is one as I mentioned before, to survive in today's market and keep your cost as low as possible, I must
work smart which means I must work efficiently. Many sellers interview several agents before making a decision on which agent they will list with
based on what the agent tells them what they should sell their home for. In the past like most agents do now, I would provide this information to the
seller, spending my time and money only to loose the listing to either an agent that promised them more than what the home was worth or to
someone that the sellers had already known and were planning on using. (In other words, the seller was just looking for a second opinion). Also,
pricing in today's market is no longer a science. It is based on trial and error. This is why I try to encourage seller's to use option 2. It provides the
best service, and the best working relationship between agent and seller to constantly evaluate what needs to be done to get the property sold.

Please keep this in mind. Pricing your home correctly along with having it listed on the MLS are the two main tools that will create a sale of your
