MLS stands for "Multiple Listing Service".

Over 99% of all residential owner occupied properties sold in West Michigan are as a
result of MLS listing exposure.

Being listed in MLS means all the local Realtors can find your home in their MLS
database.  Realtors typically use ONLY "MLS".

Buyers can find your home on the public MLS website.

MLS listed properties (for sale by owner or not) sell substantially faster and for
substantially more than non MLS listed "fsbo" properties

Note to Seller - A CMA/BMA is not an appraisal. Although it will look like an appraisal, it
can not be used for financing purposes. However, it may be used in a court of law
depending on the circumstances. It can also be used to fight your assessed value with
your local taxing authority. This CMA/BMA will provide you with comparable sales in
your area, if available, for the last 6 months.

This is 2 step CNMSA/BMA - I will be required to view your home. Payment must be made
at time of the first viewing. Payment is to be made out to Grand Rapids Realty. This
Service is offered only within my service area as seen below excluding the Holland
Area.I will provide 2 to 3 photos of your home and the comparable homes will be
provided as well as sale prices, square feet, number of bedrooms, age, style of home
and number of rooms. It will be completed in a BMA style format which is a similar style
format to an appraisal. Once the BMA is completed I will Email it to you in a PDF format.

Once you agree to use this service, I will at no time use this CMA/BMA to encourage
you to list your house with me. The results of my CMA/BMA will give you an accurate and
neutral estimate of a recommended sale/list price of your home. Weather you list with
me or another Broker/Agent will be your choice. Included with this service, if you the
seller wish, I can automatically E-mail you with new MLS listed properties in your area to
keep you updated on your competition. You can stop these e-mails at any time.

I realize you could most likely call any agent and have this service provided for free.
The difference between my CMA/BMA and a free CMA is this. My CMA/BMA will not be
motivated by the fact that I may or may not list your property in the future. It will be a
neutral opinion as to the true value of your property. What you do with the information
from that point is you choice. In other words, you may call an agent for a free CMA and
they may tell you what you want to hear just to get the property listed. Because you paid
for my service I will provide you accurate information regardless if you list with me.

You may not like the results of my CMA/BMA, however you can now make an informed
decision regarding selling your property.

Need some one to take pictures of your property?

I can personally come to your property for sale and shoot up to 24 photos for you of
your property for only $50.00. Once I have completed the shoot, I will resize, rename,
and E-mail them back to you.

The $75.00 fee must be paid at time of photo shoot.
